Este art\u00edculo est\u00e1 hecho para todas aquellas personas ajenas al sector construcci\u00f3n, que quiz\u00e1s es su primera experiencia y desean que alguien les explique. Desde mi experiencia profesional como ingeniero civil, constructor y administrador de proyectos intentar\u00e9 desarrollar este tema como a mi me gustar\u00eda que me lo explicaran.\u00a8<\/p>\n\n\n\n

Lo primero que debemos tener claro es, en pocas palabras, el resultado final de una etapa de estudios preliminares? Y la respuesta es una, saber si lo que tenemos en mente se puede realizar o no.<\/p>\n\n\n\n

Sin embargo, si la respuesta es s\u00ed, esta puede venir acompa\u00f1ada de factores que afectan el costo y el tiempo. Dos variables que nos interesa mucho tener claras desde el inicio. Para muestra, dos ejemplos:<\/p>\n<\/div>\n\n\n\n

Situaci\u00f3n 1:<\/strong><\/p>\n\n\n\n

Sin importar la zona, es recomendable solicitar un estudio de transformador ante la compa\u00f1\u00eda de electricidad. \u00bfPor qu\u00e9? Porque no solo nos basta con que nos den una disponibilidad el\u00e9ctrica que asegure que nos van a poder alimentar de corriente nuestro proyecto, sino que, dependiendo de la carga el\u00e9ctrica es posible que nos soliciten colocar un transformador para que nos puedan dar el servicio el\u00e9ctrico.<\/p>\n\n\n\n

Si este fuera el caso, el gasto corre por cuenta del cliente, y en el caso espec\u00edfico de esta experiencia se tard\u00f3 3 meses<\/strong> para que la compa\u00f1\u00eda de electricidad nos colocara un poste el\u00e9ctrico y su respectivo transformador al frente de la propiedad. Adem\u00e1s, el costo total fue alrededor de los $5,500usd.<\/strong><\/p>\n\n\n\n

En conclusi\u00f3n, en un escenario similar, nos interesa saber como va a afectar nuestro bolsillo y cuanto tiempo va a tardar.<\/p>\n<\/div>\n\n\n\n

Situaci\u00f3n 2:<\/strong><\/p>\n\n\n\n

Entre los estudios preliminares a realizar se encuentra el estudio de infiltraci\u00f3n, el cual nos indica que tan favorable es el terreno para la absorci\u00f3n y por ende saber si es factible o no utilizar un tanque s\u00e9ptico convencional y su respectivo sistema de drenaje.<\/p>\n\n\n\n

Pero, qu\u00e9 sucede cuando el resultado es que no se puede utilizar tanque s\u00e9ptico y sistema de drenaje porque el terreno posee baja capacidad de absorci\u00f3n? Pues bueno, la soluci\u00f3n es utilizar un sistema mejorado tipo planta de tratamiento. Sin embargo, m\u00e1s que afectar el tiempo, debemos saber que esta soluci\u00f3n afectar\u00e1 nuestro bolsillo en la etapa de dise\u00f1o y en la etapa de construcci\u00f3n.  <\/p>\n\n\n\n

En conclusi\u00f3n, en un escenario similar, sabremos que debemos pagar un monto adicional por el dise\u00f1o de la planta de tratamiento y que \u00e9ste a su vez, es m\u00e1s costoso de construir que un sistema de tanque s\u00e9ptico y drenaje. \nEstos dos ejemplos reales, que son de proyectos que s\u00ed se realizaron, nos muestran como la etapa de estudios preliminares pueden afectar nuestro tiempo y costo.<\/p>\n<\/div>\n<\/div>","protected":false},"excerpt":{"rendered":"
