Step 1

Due Diligence

During this phase we gathered as much information about your project. We review technical specs and legal regulations to identify potential risks and delve into how to maximize opportunities before the design process begins. 

This step is essential to confirm the project’s feasibility. It helps us to clearly identify the steps in the planning process, determine a plan of action, which will ultimately lead us to making informed decisions before moving forward with your investment.

Site visit

We start off with a visit to the construction site to analyze terrain conditions. This first step is key in identifying what preliminary studies have to be done in order to proceed.

Preliminary Studies and Data Collection

According to our previous visit, we determine what studies have to be done. Following the results of said studies plus taking into account institutional requirements, we’ll make informed decisions that seek to reduce risk and make sure the project is viable in the first place. This step serves as the foundation for the rest of the project. 

Step 2

Design

According to the results obtained in the previous phase and an agreed upon budget, we proceed with a design proposal.

Architectural Design

We bring solutions centered around spatial design, prioritizing functionality and overall user experience. During this stage, we’ll organize the available space and give the project its identity at a large scale.

Schematic Design

During this stage we’re looking to set the general idea of the project. We explore the overall distribution of the space available, the relationship between area and volume of said space and we make sure it responds to our client’s needs.

Design Development and Visualization

Here, we fine tune what we went through in step one. Going through with a fine comb looking to maximize use of space by choosing the materials that will be used in the future.

Also, here’s where we integrate structural and electromechanical engineering in the picture. In this way, we make sure our proposal is viable and aligned with the budget.

At the end, the project will be visualized through 3D renders that illustrate, in high detail, what can be expected of the finished product.

Developing Construction Plans

Here’s where we translate all of what’s been established into technical documents. Blueprints, structural and electronic plans are carefully elaborated during this stage. All of which incorporate all the information necessary to request any permits, further develop the budget and carry out the project successfully.

Interior Design

Contrary to architectonic design, interior design focuses mainly in aesthetics, comfort and functionality of the space. Here’s where we’ll define materials, finishes, lighting, fixed furniture amongst other elements that will make the space feel coherent and aligned with the architectonic vision.

Step 3

Permits

We’ll be in charge of requesting all permits necessary from all entities involved in construction, governmental or otherwise. Naturally, we’ll keep everything up to date for our clients through the CFIA’s official site until we’ve acquired the construction permit in order to begin working as soon as possible.

Step 4

Construction

We’ll be your best ally during construction from day one, carrying you through each stage by the hand. We work using a variety of contracting models according to client preference.

Flat Fee Management

Our most complete contract model. We’ll bring the project to the CFIA, supervise and execute the project in its entirety. We’ll hire construction workers and all the equipment necessary for a fixed admin fee.

Project management

We oversee the whole of the project from its conception all the way to its delivery. From requesting water and electrical meters in order to begin construction to delivering the user’s manual with a list of contacts and suppliers used with all information necessary to have a clear communication channel between both parties.

Technical Supervision

This service includes the technical supervision of the CFIA as the project’s official executing entity and its backlog which tracks all decisions made during the construction.

Technical Supervision

Under this contract model, we provide technical supervision to the general contractor that the client is using. We’ll take the technical report to the CFIA in order to guarantee the correct execution of the construction plans by the contractor in charge.

Owners’ representation

A third party service on behalf of the project owner to ensure the project meets budget, schedule and quality goals. We will serve as the primary link between the owner and the contractors/architects to mitigate risks and ensure a successful delivery.

Step 5

Appliances, Loose Furniture & Home Goods

We’ll be by your side during the final stages of design. Serving as your guide at the time of loose furniture selection, appliances and home goods. Our objective here is to fulfill your final vision.

Sourcing

We give you our personal recommendations for stores, retailers and suppliers aligned with your needs, style and budget for the project. Making sure everything stays coherent and adhered to the initial vision.

Shopping Tour

We’ll go shopping with you! Offering you professional advice every step of the way in order to make informed decisions and stay within budget.

Purchase and Delivery

We’ll make all purchases necessary for you and make sure everything is delivered in an orderly fashion, in perfect state and placed exactly where it was envisioned.

Residential Appraisal

We determine the exact value of the property through a professional evaluation based on an analysis which takes into account physical characteristics, location, current state and market conditions.
